What are EPC's?

Energy Performance Certificates (EPC's) will let you know the overall energy efficiency of your home. It runs on a scale from A being super energy efficient to G which is the lowest energy rating. The EPC will let potential buyers or tenants know how costly it will be to heat and light the home. It will also show them what the carbon emissions are likely to be.

On every EPC there will be a list of improvements, measures which if implemented will increase the energy efficiency and reduce the carbon footprint. Normally the first things recommended will be cavity wall insulation and loft insulation to prevent heat loss. These two measures are normally free, dependant on which company you go to. Another measure on the EPC will recommend using energy efficient light bulbs. These can be used whether you own or rent the property.

Why get an EPC?

Epc's are now required by law if you are thinking of selling or renting your home. You will need to instruct an approved Domestic Energy Assessor (DEA) to produce the EPC. Once the DEA has visited your home to gather the information required, your EPC will normally be available within 48 hours. The EPC if requested will be either posted, emailed or you can download it yourself from the EPC register.

For home owners it is beneficial to have an EPC done. Once it is done it will be valid for 10 years and will show recommendations for you to improve the energy efficiency of your home. You will also have an EPC in place should you ever decide to sell or rent your property. The only time the EPC needs to be updated would be if you improve the energy efficiency of your home showing the improvements.

Solar PV Feed-in-Tariff

If you want to get paid for the governments Feed-in-tariff at the standard rate for solar PV then you will have to show you have an energy rating of D and above. This came into effect from the 1st April 2012 for people living in England, Scotland and Wales. You will have to produce your EPC to show your energy rating. If you do not have an EPC to produce then you will have to instruct a Domestic Energy Assessor to produce a new EPC for you. You will then be able to claim the Feed-in-tariff.

Domestic Energy Assessors

You can find an accredited Domestic Energy Assessor from the Landmark website. More commonly known as the EPC register .If you live in England, Wales and Northern Ireland, only accredited Domestic Energy Assessors can produce valid EPC's.

You will need an EPC if you are marketing you property for sale or rent. You can instruct a Domestic Energy Assessor to produce your EPC and normally within 48 hours of their visit you will receive your EPC by post, email or download.
If you are selling or renting your home through an estate agent, they may be able to arrange the EPC for you.
